Ahh, mortgages. Simply put, a mortgage is a loan used to purchase a home. It’s repaid in generally fixed payments over a specific period of time, and it represents a relationship between you and the lender for that period. To add spice to our recipe, there are different mortgage products: second mortgages, HELOC’s, reverse mortgages, and alternate mortgages. We discuss these in further detail on the mortgage page
What’s the best way to get a mortgage?
You’ve got your downpayment. You’re scouring realtor.ca. You’re ready to move out of your parents’ basement! Or your $3000 a month oversized closet in downtown Toronto! Where do you turn next? Ladies and gentlemen, your best bet is to go with a mortgage agent.
Why Choose a Mortgage Agent?
First of all, what is a mortgage agent? Do you need a mortgage agent to buy a home?
Let’s break it down:
A mortgage agent is someone licensed in Canada who connects borrowers and lenders to help facilitate a successful real estate purchase.
Do you have to get a mortgage through an agent? You don’t. Is it a great idea to do so? You bet it is! Let me illustrate with a little story:
Tommy and Gina are your average couple. Tommy works on the docks, and Gina works the diner. All day. Okay, shameless Bon Jovi references aside, Tommy and Gina decide one day that it’s time to buy a house. Tommy figures they should head to the bank, just like his parents did back in the day, but Gina says you gotta hold on, ready or not, her friend Jon is a mortgage agent. Tommy says, a what now? “A mortgage agent, silly! His job is to help us find the best mortgage possible!”
So, Tommy and Gina have a choice. They can head to the bank, and they might – might get a decent mortgage. Or they can sit down with Jon, and he’s going to look over their situation, and scour mortgage products from the 27 lenders he works with, to find the absolute best mortgage for this hard-working young couple.
Here’s the difference. Banks have one product – theirs. Ya, they have different rates for different terms, but if Tommy and Gina sit down at ABC bank, at that weird desk across from Skyler the bank employee, they’re only going to be looking at ABC mortgages. That’s it. If they sit down with Jon, their mortgage agent is going to have access to literally dozens of lenders, and that includes banks, investment entities, and mortgage finance companies. Heck, Jon will probably have access to ABC bank as one option, as several Canadian banks work hand in hand with mortgage brokerages.
Now, what if Tommy and Gina have a troubled credit report? What if Gina’s income at the diner fluctuates? This is where mortgage agents really shine. See, we work with many types of lenders, for a multitude of situations and circumstances. Banks, not so much. There are any number of reasons why people may be nervous about a bank saying no:
• You’re relatively new to Canada
• You run your own business, so income is more difficult to verify
• You have some bruises (read: late payments) on your credit report
As a mortgage agent, my job is to get a complete picture of your financial situation, then go to work. If you have any of the above challenges (or others), the mortgage agent advantage kicks into high gear. We work with lenders who specialize in challenging circumstances.
And what if your situation is ideal? No credit issues, long-term employment, downpayment ready? The same principle applies! I get a snapshot of your situation, then comb through my lenders to find you the best mortgage possible. And because mortgage agents have relationships with dozens of lenders, we’re usually able to find rates and terms that you won’t be offered at your local bank.
So, what should Tommy and Gina do?
- Go with the place that offers one option
- Work with the agent who has access to dozens
Their choice – your choice is clear. As your mortgage agent, I’ll find you the best mortgage for your most important purchase.
